Districts and Industrial Areas

The Industrial Districts implementation program is another tool that the state has to leverage industrial development. Industrial districts enable the setting up or the relocation of industrial projects and related activities.

The plots of the industrial districts are sold to interested companies at subsidized prices, as a means of financial incentives, and to have access to it the company should present a project of economic and financial feasibility to the State Department of Economic Development, Science and Technology. If the project is approved, the company will be entitled to reserve the plot for its implementation.

Some municipalities from Rio Grande do Sul have plots devoted to the setting up of industrial facilities, which are negotiated, on a case by case basis, with the investors, and may even result in property donations. The InvestRS and Investor Room teams assist and mediate contacts with the municipalities that have suitable plots for your investment.

Currently the State has plots to negotiate in five industrial districts, in the Metropolitan Region of Porto Alegre and the southern half of the state as follows:

DIAV – Alvorada-Viamão Industrial District

• Total area: 258.78 ha
• Infrastructure:  Basic implanted, street layout, rain water drainage, electricity AT 13.8 kV, telephone, and water supply network
• Availability of plots: from 5,000 m² on
• Accesses: Through Road RS-118 and right to Alvorada by municipal road Passo dos Negros (Av. Presidente Vargas)
• Location:  East of the Metropolitan area
• Established companies: 32 already established and seven in final implementation stage

Industrial Area in Guaíba

• Total area: 932.78 ha
• Infrastructure: partial, street layout,  electricity AT 13.8 kV, telephone, and water network
• Availability of plots: from 50,000.00 m² on
• Accesses: Through BR-116 (Porto Alegre – Pelotas) Conde municipal road (AV. Ismael Chaves Barcellos)
• Location: West of the Metropolitan area
• Established companies: one established company, seven in Project, and one unit in negotiation with the state     

 

DIB – Bagé Industrial District

• Total area: 67.56 ha
• Infrastructure: Basic implanted, street layout, electricity AT 13.8 kV and 69 kV, telephone, water supply network
• Availability of plots: from 3,000.00 m²
• Accesses:  Through Road BR-153 to Rua Anselmo Garrastazzu, railway in the area by ALL.
• Location:  South of the state, East of Bage’s urban area
• Established companies: two units

 

DIRG – Rio Grande Industrial District

• Total area: 2,526.41ha
• Infrastructure:  Complete, street layout, rain water drainage, electricity AT 13,8 kV and 69kV, telephone, and retro-port area (Rio Grande Superport)
• Availability of plots: from 10,000.00 m² on
• Accesses: Through road – BR -392 and Av. Portuária de Rio Grande; waterway – sea port and Laguna dos Patos waterway; railway – ALL concession
• Location:  Southern coast of the state, along the Rio Grande Superport
• Established companies: 32 established units and five in implementation stage

 

DIMT – Montenegro-Triunfo Industrial District

• Total area: 718.58 ha
• Infrastructure: Complete, street layout, electricity AT 13,8 kV and 69kV, telephone, water supply network, availability of gas. Possibility of using the Inland Navigation Container Terminal Santa Clara, located about 6 km from the site.
• Availability of plots: from 15,000.00 m² on
• Accesses: Through  road – BR-386 (Tabaí-Canoas), RS-124 and TF-010; waterway and Inland Navigation Container Terminal Santa Clara; railway – a branch from ALL
• Location: Porto Alegre metropolitan area, at the Triunfo Petrochemical hub.  
• Established companies: currently eight established, two large ones and one in implementation stage 

 

DIB – Cachoeirinha Industrial District

• Total area: 262 ha
• Infrastructure: Complete, paved road system, electricity AT, water supply network, rain water and sewage drainage, telephone and data, natural gas
• Avialability of plots: none
• Accesses: Av. Frederico Ritter and Av. das Indústrias
• Location: Porto Alegre metropolitan area, urban area of Cachoeirinha, 12 km far from Salgado Filho airport
• Established companies: 68, predominantly medium-sized companies

 

DIB – Gravataí Industrial District

• Total area: 301.08 ha
• Infrastructure: Complete, paved road system, electricity AT, water supply network, rain water and sewage drainage, telefone and data, natural gas
• Availability of plots:  none
• Accesses: BR-290 (Free Way) and RS-118
• Location: Porto Alegre metropolitan area, to the South of the urban area of Gravataí, at Free Way and  RS-118, 21 km far from Salgado Filho Airport  
• Established companies: 27, predominantly large and medium sized companies
